Portfolio Landlord Renovation Funding

A property investor approached Central Finance after identifying an opportunity to improve the value and rental performance of an existing buy-to-let property. The property was valued at £250,000, and the client wanted to release funds to complete a programme of renovations designed to make the property more attractive to tenants and increase the monthly rental income.

Central Finance worked with the client to understand the property, the proposed works and the expected rental uplift. We arranged an £80,000 buy-to-let mortgage secured against the property, giving the client access to the capital needed to carry out the refurbishment while retaining ownership of the asset.

The funding provided a practical and well-structured solution, enabling the client to renovate the property, improve its appeal in the rental market and increase the monthly rental return. This is a strong example of how buy-to-let finance can be used not only to acquire property, but also to unlock value and improve income from an existing investment.
